Your Site and Design Pack payment allows Swanbuild to proceed with the following:
  • Drafting of your Home Concept Design
  • Site Inspection of your land with Builder
  • Initial Planning Enquiry with your local Council/Shire
  • Home Concept Design Estimate 

The $15k Site & Design Pack payment will go towards the 5% deposit payment when your contract is signed.

PLEASE NOTE: This agreement does not form part of your Building Contract, nor does it make you legally bound to sign a Building Contract. It is simply a means to explain clearly what preliminary tasks we agree to undertake for you to bring your project to contract status. If, at the completion of the above preliminary tasks, you decide not to proceed, the $15k Site & Design Pack payment is non-refundable unless the site is found to be unfeasible. If the site is found to be unfeasible you will be refunded the amount less the costs incurred to Swanbuild to undertake the above stages. You are not under any obligation to pay any further costs apart from any charges payable to any 3rd party consultant or LGA.

Congratulations – you're on your way to a new Swanbuild home!
By accepting our standard Site and Design Pack terms below, your new build is officially underway. 

Our Site and Design Pack sees you through the first 4 steps of your new home build, to your building contract, at which point you commit to building your new home with Swanbuild. When signing your building contract, a deposit payment will be required which is the balance of a 5% deposit (5% less $15K Site & Design Pack payment).

Concept Plan

Choose a floor plan that suits your needs from either a standard, customised, or your very own design. We’ll also look at the bigger extras at this stage such as verandahs, decking & carports. 

Based on your choices, we’ll provide you with an estimated project cost to ensure your dream home works within your budget. With all this info we then prepare a detailed design build proposal for you so you can be across the breakdown of all the costs of your project.

Site Inspection

You’ll meet with our site surveyor at your site to discuss the best orientation and positioning for your new home – taking into account everything from site topography to power and plumbing connection access.

During this stage, we’ll also place marker pegs so you can get an idea for the positioning of your home, as well as take level measurements of the site and inspect access routes for when your home is delivered.

Initial Council/Shire Enquiry

After we’ve completed the site inspection and worked with you to get the positioning of your home right, we then begin preparing everything you need to make your initial council enquiry.

We’ll make an initial enquiry with your local council to see what (if any) extra requirements are needed to build on your site.

Site and construction plans

A full set of drawings for your home will be completed - these will include all the necessary plans, elevations, specifications, BAL reports, energy rating, engineering and any other reports that are required by local councils.

This will give you an idea of how your home will sit, as well as other details that will be useful such as utility locations, footpaths or roads that may border your site.

Contract Deposit current

Once everything is in place and drawings have been prepared, we move to the Contract & Deposit stage. This is an agreement between Swanbuild and yourself to build your home and details what’s included in your home design as standard, price and progress payment schedule.

The contract will go into detail on the building schedule, as well as at what stage payments are required, so you know up front when and where your money will be going.

Planning Permit

Your local council will take into account the size of your block, zoning the land falls under and any overlays affecting your land to advise if you will need a planning permit for the proposed build. 

As part of our service, we can help liaise with your local council and prepare your planning permit application (if required) to make the process as easy as possible.
This excludes fees for planning permit & any external reports.

Finishing & Colour Selections

An exciting part of your build journey begins! We’ll work with you so your new home has the exact look and feel that you’ll love. Swanbuild supply all your finishes, fixtures, fitting and colours and offer a huge range to choose from as part of our standard allowance.

You’ll also have the option to give your home an individual touch with optional extras and alternative fixtures & fittings – we’ll advise you of any extra costs to make sure you stay within budget.

Final Build Plans

Once all your selections have been finalised, any variations have been signed off and the council has advised on any planning requirements, we’ll make any tweaks that are necessary for approval and your final build plans will be developed by our draft team.

When all build plans are finalised, you’re ready to take a step closer to moving into your new home and move to the next stage.

Approvals & Building Permit

At this stage we have everything we need to lodge your Building Permit Application to the relevant Building Surveyor on your behalf.

Our team will work throughout your application and lodgement to make the process as easy and relaxing for you. Once approval is obtained from the relevant Building Surveyor – it’s time to see your home come to life and begin the building process!

Production in Factory

When your allotted build-time arrives, well begin building your home in our purpose built factory. We use hi-tech machinery and skilled trades people to make sure that your home is built to Swanbuild’s incredibly high standards.

Your home will be 95% completed in our factory, so there will be no delays caused by weather or other external factors and we’ll keep you updated at every step with regular photos so you can see your home taking shape.

Delivery & On-Site Construction

Once building is completed in our factory, your home will be split into modules before being carefully loaded onto trucks ready to be transported to your site! Once your home arrives on site it will be placed onto the prepared base and piers and levelled.

When in place, our team will make the finishing touches inside and out – you won’t even know your home was transported in modules – and final services and connections will be made, ready for you to move in.

Final Handover

We’ll perform a final walkthrough to make sure everything in your home is up to our standards, before the council will make their final inspection. Once final payment has been made and all work and inspections complete, you’re ready to move in!

You’ll receive your keys, certificate of ownership, your welcome pack, full details of the Homeowners Warranty Insurance, and after sales service details. All that’s left is for you to relax and enjoy your new home!
